While you are at it, learn how to manage your properties well because a large percentage of investors lose tons of money through rookie mistakes with non-paying tenants, unscrupulous contractors, long vacancies, etc. 

Now, the headline of % of rents, vs the huge number of ticky tack fees doesn't really matter in the end if the PM is good and runs a tight ship, keeping my property well maintained and occupied.

They are doing it because the lender is requiring them to, so might as well spin it into conservatism and positive messaging.But at the end of the day, the bigger tell to me, as I am learning the hard way, is fees.  

I have properties in 5 of these areas and do quite well.

I always check Redfin and Realtor as well, to see which has the more current info for each property.

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

I am meeting with an agent as well next week, but i think getting an input from other investors would be great as well.
