In the area I am looking I am able to purchase all cash and made 5 offers last week via the MLS and my agent, none of which got a counter offer and a few didn't even get a call back.

I've watched plenty of YouTube videos, I've read some blogs, and I think I have a general sense of what the process would need to be for me to screen tenants, keep up with city ordinance and state laws and so on.

You can research it yourself, there are companies that will do title searches for a subscription fee, or if you have a good relationship with a title company they may do prelim's for you but if you are sending them dozens of properties a week you better be giving them a lot of business.

I think it would take me about two weeks of diligent searching to grasp a certain market - but I would need the help to discover recent sales, etc..It’s a treasure hunt; fun, exhilarating, and pure American Dream stuff. 

I have only been using Stessa for 3 weeks but it has been very easy to use so far.
