I am a Real Estate Appraiser out of Albany, Oregon and serve the majority of the Mid-Willamette Valley.

@Brandon Carlson, I mostly invest in the Kern River Valley but I work in Tehachapi weekly. 

I know for a fact that Visalia (called the jewel of the Valley by many), is priced like Oklahoma because it's too far to commute to LA or SF.

Anyone have experience investing in Los Angeles/ San Fernando Valley?

I have friends in Silicon Valley who are building ADU's for 550-600k and more.

Out in the Central Valley, everything is pretty dry, so vacant houses only smell bad from cats or rats.

I focus an hour north of seattle in the Skagit valley since I grew up there.

have always owned my primary.. would never consider renting personally.. and of course since the first 4 primary homes  were in silicon valley you can imagine the appreciation and tax free money we made over the years.. rentals would never have done what those homes did for us.. 

., going south of Chalkstone toward Valley St).You can get a better price for properties in C areas, but you will pay for it in aggravation and management headaches.

I am interested in doing something similar on a 13000 sq ft lot in spring valley
