You need to buy well (location, property type, condition), have a good team on the ground, get amazing photos for the listing, and write great copy for the listing.

Are their listings detailed with good quality photos?

Also, MARKETING: Is this agent going to invest in a professional photographer to do a photo shoot and drone?

Though there's a decent chance if they're smoking in the unit there's an ashtray - any time someone does work in the unit, tell them to be on the lookout for an ashtray and if they see it, to take a photo. 

Judging by the before and after photos it looks like you did a nice job.
