The sound advice would be for you to go to Community College for your lower division classes.

@Ilan FriedmanI'd recommend onboarding a CPA that has experience with both international taxation as it relates to the US and real estate.There are multiple filing exposures unique to a US citizen living abroad and the penalties for even non-willful negligence are steep.

@Diana MuresanI was a long-time former wealth banker running the division for an international bank; I also ran the joint venture for an international ocean front builder and a national mortgage lender. 

Rentals are required to comply with the rental housing license program which means inspections which means you can't just make a porch into a bedroom without approval (you may be able to get away with it for a while but the enforcement division is real and the fines are too).

I have used some unique methods of patching doors too. 

I feel like I'm in a unique situation but I have to imagine there are rental property investors in CA working in the PA market.

I always thought about working alongside an investor but property management would give me a unique perspective into the day to day management of multi-family properties.
