I'm from a small town in the area and have family currently doing some flips in those markets, so I may be interested in looking that direction for a second or third deal.

I've been looking at growth rates, etc of towns but am wondering if there's a trick to discovering that next hot market (besides foreseeing the future). 

Wow, I wonder which towns are going to be the next towns in AZ that will be up and coming.

I’d consider renovating a deal up to two hours drive away, but all neighbour city’s/towns are what I would consider lower income areas with little to no growth or Airbnb potential.

There's an enormous stinky paper mill there but also a burgeoning small town downtown.

And we’re talking about a duplex on a 60x100 town lot with neighbors on each side. they’re booked at a 100% occupancy during the summer and 60-70 the rest of the year. 

Our market is great and compared to other large coastal towns traditionally good value.  

@Randy Dubiskas we’re not too far from Bowling Green or Toledo so those are the two good college towns within an hour from us.

Historically I've always steered out of town investors away from the area due to the low rents and low appreciation, but recently I've come around to the idea, although I believe it's still challenging.
