I also have a digital agency business and am acquiring a new SMB in-home service. 

The location, price, and condition created the ideal situation for our team to make an educated offer.

And the accountants live and work in the U.S.

I'd personally be a bit more conservative with the underwriting and make sure to see what the carrying costs could potential get to especially if this is a bigger renovation and not just cosmetic. 

If they are supportive, but don't want to read up in the beginning, at least you have discussed it and they will come to it when they are ready (or when they get rid of you for half a year).

I would include at least the heavy hitters like title insurance, transfer taxes, appraisal, and paying my closing agent.
