@Judy Walsh Please use software or paper, and pencil to track not only your expenses related to the property but also:- assets (banks, A/R, basis of property)- liability (loans, A/P, credit cards)- equity (investment, draws)- income and of course expenses.

As far as refrigerant (freon) he his referring to R-22, complete phase out of this not until January 2020, currently contractors can still buy "recycled R-22" with no problem, it's expensive though, and as far as a new compressor, there is never an issue with finding a replacement.

Based on the existing zoning, no you would not be able to build a tri-plex even if you connected the existing two units it would still be in the R-3000 zone which doesn't allow for a three unit So unless by some change the parcel is in the R-3000 but the long range plan has it being an increased density in the future, you'd be a duplex with an ADU...which creates financing issues.
