If you don't plan to get the K-1's before April 15th - you may be required to extend your individual return.Depending on the states that the syndication does business in; you may be required to file additional state returns(in addition to AZ).For the most part - you can work with any CPA/Accountant as technology allows people to work and communicate remotely.

Not saying the tenant is lying, but in the phone conversation she told me she already had the utilities and everything transferred in her name...so I called to confirm this and the utilities were still listed under my name.

Also, there are a few very dishonest agents in my area who will lie, I do everything I can to communicate via text/email with these agents.

Why muddy the water if the trust is for the child, the mortgage is being paid by the trust, and the property is being rented with the Trust/Child receiving the profits, Am I missing where the problem lies in this scenario?
