Why, because they felt we were looking out for their best interest, gave them a fair increase in comparison to the competition and realized that they would have all the stress and expense of moving, in addition to a higher rent price....the latter is always easier.

You could then carve out 3 splits.1) Acquisition fee to GP, typically 1-3% of purchase price.2) Asset mgt fee, 1-3 % t of monthly revenues to manage and sustain the investment, oversee property mgr, etc.3) larger equity stake could also be justified for the GP vs LP.

I have enough money in my savings account at this point to make between a 10-20% down payment on an investment property with enough left over for a substantial reserve fund.This is my dilemma: I'm stressing out about not having any money invested in stocks and feel like I might be missing out on compounding interest.

Although I have a mountain of evidence such as bills, an email from the utility proving they never established service, pictures, nothing found during pest inspections, etc. and would win a case in court, it's still stress and hassle, not to mention a lot of time lost.
