Some places in California had a big run up in prices before the crash in 08 but I would think the more remote rural areas were similar to parts of the midwest that showed more steady sustainable grown It may still be possible to find cash-flowing properties in Sacramento and Stockton.

I can't speak to maintenance management or anything else like that but now that I've had a PM with a cloud solution that has an owner portal, I don't think I'd want to go back.

The thing we ran into after talking to multiple people is the damage caused by the roof leaking does not get removed or remedied when placing on top and can eventually cause additional damage to the house itself.The idea of a roof on a roof might work if there was not an existing leak, but I think the best solution is to fix the plywood under it and clean up any damage that might have been caused and then put the roof on.

i am exploring options but if it ends up being a flip i will just run the economics on what is the best value from an investment and will bring the best possible buyer...if that means replace to the main sewer at a 10k cost then it might be the best solution i think
