The appliances look 5 years old in 1 years time ; are scratched up ; carpets were not in great shape to start but are very dirty / dis colored now.

Which is why I use all the same color door knobs. 

IT might not....Second we did a 10 building complex 2 story builidngs, that had paint on the brick,, we sand blasted the paint off as much as we could.. the look of the exposed brick with partial paint on it had a old European look which is WOW really popular now.. the owner did copper clad trim on windows and copper color lighting to make it really look awesome.

Then I email those to my designer who puts together mockups & 3D renderings for me, complete with links to Benjamin Moore paint colors, links to the products on Wayfair, etc.

I rent most of them through section 8, and look for people in the shelter that need a chance, but pass the application with flying colors.

-If you mean they suck as an investment overall, disagree =)This is all my personal experience but most people can relate to.1) For example, If your goal is 4 residential homes, than a single 4 plex will get you there faster2) 1 roof instead of 43) Fixtures, appliances, colors and materials from the same vendor4) Property tax bill from the same county vs 4, making automation easier5) A single property management company vs 4, making automation easier6) Same HOA company (if any) making automation easier7) You'll take less time doing your taxes and your CPA won't charge as much.8) Even my condos are WAY better and easier to manage than my single family home.

My recommendation is go with a color on the floor, as the white gets gross quick. 

Have her pick out a paint color from your paint supplier and some LVP from your flooring supplier.

We get forced equity through fixing cheap fixes that turn people off (bad wall color etc) and going through the short sale process (5-15% cheaper)!

I have read numerous books from Gallinelli to McElroy to Keller which are all great, but the live information provided on this site brings more color to those pages.I am new to REI and have set a goal for myself to purchase my first investment this year.
