The last owner of my property did weird stuff like pout rainbow floodlights in the basement. these are big and get pretty hot fast so i bet they're very costly to run. im going to replace those with energy efficient LED lights. i figure if i can optimize where utilities are wasted and keep the bills down then rent will be on time.

Seems like a red flag to me, unless the tenant is very inexperienced with stuff like this and needs help setting it up.

I find it useful to have a couple people that will remove old flooring (carpet, vinyl, etc), clean out crawl spaces, repair insulation, lay down vapor barrier, haul off junk, remove fencing, paint decks, low skill landscaping, etc.The best method I've found is posting free stuff (used appliances, old fencing, and other stuff) on CL, then identifying the good character workers to do other work for $15 hour.

And your daughter sounds like she has some prettt awesome stuff going on 👍The size is still in the works but it will most likely be around 30-40 units and I would handle most everything onsite which would include rents and some owner issues.
