The last owner of my property did weird stuff like pout rainbow floodlights in the basement. these are big and get pretty hot fast so i bet they're very costly to run. im going to replace those with energy efficient LED lights. i figure if i can optimize where utilities are wasted and keep the bills down then rent will be on time.

Seems like a red flag to me, unless the tenant is very inexperienced with stuff like this and needs help setting it up.

I need your stuff out of there so I can clean it up and get a paying renter. 

I realize you're doing a pretty big renovation, but over time stuff breaks.

As a follow up to my Let's Beat A Dead Horse thread, let's talk about where your efforts are.I see new people all the time focusing on the wrong stuff. 

I know Charleston has some stuff new rules.Take a hard look at the beach.

I find it useful to have a couple people that will remove old flooring (carpet, vinyl, etc), clean out crawl spaces, repair insulation, lay down vapor barrier, haul off junk, remove fencing, paint decks, low skill landscaping, etc.The best method I've found is posting free stuff (used appliances, old fencing, and other stuff) on CL, then identifying the good character workers to do other work for $15 hour. 

And then for the US/Canada stuff, there are things you need to do prior to purchasing anything, but if you have someone who specializes in that, you should be good.

Fast forward to 1/31 she moves all her stuff out and we conduct the move out inspection.

And your  daughter sounds like she has some prettt awesome stuff going on 👍The size is still in the works but it will most likely be around 30-40 units and I would handle most everything onsite which would include rents and some owner issues.
