I walk the streets with my family, take note of what houses look outdated, and do research on the MLS to see when the property last sold.

The bunch of new townhomes there, then the ones just south across the street off of colonial drive, and some down by Orion junior high.

Its 10 minutes from my house, its the ugliest house on the street, next door neighbor has same exact duplex redone, new windows and new siding.  

One is a small condo about 30k below comps and the other two are 3/2 SFH with a range of 25k+ on comps on the same street.
