Hi all, I recently bought my first duplex and inherited a tenant.

For example I bought a quad 6-7 years ago, 4 1 bed units, for $75000. they rent for rent for $400 each, a ratio of 2.13%.

Ran into some surprises like a drive way buried under where the new driveway was going which needed to be excavated ($400)Roofing costs have nearly doubled since I was last in the construction business, I budgeted 3500, it costs me 5200.I did not recgonize that there was significant drainage problems in both the front and back yards when I bought the place. 

   My father and I bought a home in 1996 joint tenancy right of survival mortgage. 

I have bought a townhome in Vineyard, UT that I will be househacking by renting out the additional bedrooms.
