We just closed on some apartments in Los Angeles and I'm interested in adding outdoor storage units that we can rent out.

If it's not feasible to rent more than one unit, has anyone tried to rezone as multi-family in Chicago? 

If you have a hard time selling, you might want to consider adding a small shed out back for the storage that was lost by the garage conversion.

In my market land is relatively cheap (as little as a few dollars) and was wondering Would it be feasible for someone who is an architectural drafter to buy the land, design a structure for it, get them approved and then sell for a profit to a builder or home buyer before even beginning the construction process?

I defer to you and the forum but is it feasible for a 1st time investor to get a 3.6MM property?

I second the person who suggested purchasing a multi-family, if that's a feasible option for the area you want to live in (1-2 years should put you in a position to have a pretty solid downpayment on a decent place).

Its a 25,000 sq ft lot with a small 2000 sq ft home + some storage units. 

If you want to do it legally, get his permission or put the stuff in storage somewhere and make him pay everything owed to get it back.

It can be a "bonus/storage" room if it's not up to par with the rest of the house.
