LIke in Indy Fountain square and Bates are up and coming but the cash flow numbers don't stack up to other areas of the city .. but I submit cash flow is only one number.. future value increase is just as important if not more.so all these metrics of a Macro level while important..

Comps for the area are few because of the type of property but there was one near with less square footage and smaller lot that sold for $4.2 million in April this year.

The house I purchase was a foreclosure home, it was built in the 70s it's a four bedroom two bathroom home with about 1900 square feet.

Or a list of every lot that is double the square feet the county/city requires for an individual lot.For folks with little money I recommend starting with driving for dollars.

Like price per square foot to lay tile, LVP flooring, price per yard to lay carpet, price to hang interior doors, price per square foot of floor area for interior two tone paint, etc? 

@Omar Khan yeah that foot in the door message is probably what gets most people excited, it is probably also what discourages many when they find out that it is not true in more than 99% of cases.

I have seen a lot of people shoot themselves in the foot by hiring people for $8 - $10/ hour, though.

I just recently found a 2 bedroom 1 bath 1400 square foot house for $119k, going to look at it tomorrow.

For example, in my area it is $300-$350 a square foot for a middle class home
