I'm researching right now to learn how to spot potential deals.Since it is located in the heart of a college town I see this as a good thing because of the demand for living off campus (very close to 3 universities, bus stop right in front of the house).

No lender in their right mind will lend on a property that doesn't make money.Since I do residential short sales, commercial short sales are not a stretch for me and his course is spot on as far as evaluation.

I was already calling people ahead of time to limit the number of no shows.However, in the future I'll make sure to have applications / contracts available that they can sign on the spot.

You may be closing all of your SSs with no problems at all but in here in my neck of the woods there are not a lot of people doing A to B to C transaction or collecting LM fee and almost every little rumor or negative headline around put me on the spot.
