Several law firms have 'standard' forms where you can fill in dates, amounts, and any specific criteria. 

(I am okay with that in this particular instance as the property is REO and wholesaling with banks is not my niche quite yet).

Can I work specifically only with investors?

The management agreement you sign is with the brokerage and not that specific manager.
