@Chad Shultz new to the area and group and am interested in getting more information about this Volusia investor group you speak of in this thread. 

That seems to be the primary obstacle for turf adoption in Phoenix. above my pay grade I just know its happening in Vegas as we speak and we have used it in other markets even chicago south side. if in a tenant application you can keep them from parking their cars on it should work fine..

I think your examples in the other replies, lower in this thread, speak to motive/intention....yours is pure and true to the pursuit of knowledge, and the one i'm complaining about is not...and their conduct/style/motive/intention creates a less than optimal environment for me to maximize the value from my time spent on BP....IMHO  

Legally speaking the boyfriend didn't even have to disclose the children to you, because it should have no bearing on your decision.Extreme tattoos, weird piercings or hair color can be a sign of bad choices or misfit mentality. 

I can't speak intelligently on the section 8 or housing authority workings as I have no experience in that, but I can tell you that finding the rental rate is done via comps in your area.

I have an appointment to speak with a lender about doing an equity line of credit against my ice cream store to finance the down payment of my first Airbnb as I don't want to tap into savings.

@Jackson Malcolm @Troy Miller and @George Randall so if you are speaking with a lender that will only base their loan on the purchase price then I would encourage you to seek another lender.
