It really help me to make more informed decisions @Mark Sewell yes I do in state where permits are required in many things.

But watch out the lease expiration date though, if they decide not to renew the lease, you may take a long time to fill up all those spaces

One of my properties is the coveted 2%er and the other is just shy of the 1.75% mark.

@Mark Fries That was my original plan, to live in it, but decided it would be easier to start investing in rental properties while I still can.

Later, she also said that she heard a loud boom a few weeks ago (after my whole party had visited the space) and when she called the LL to find out what it was, he said "oh the ceiling just collapsed downstairs"!!!!????

@Jason Dillard@Mark BurikI wanted to circle back to this after doing some thinking on it (your statement that a more 'exposed' position is to have 50% leverage vs 100%). 

Much of the mortgage industry is confused by the news and wonders why they would want to get involved in this space.

I have an idea...and maybe a CPA or some other knowledgeable tax expert can help on this......so here's my idea:I want to start paying all our regular ongoing bills and utilities with money straight from the LLC rental income....cell phones (we use our phones for mostly work anyway), electric bill, internet, water, etc etc....I'm thinking of making a lease where my business rents the home office space from me and my wife, and the rent is roughly equal to the utility payments, or just have that on the lease..."

Keeping the overall cost under ~ 250 K mark.
