Don't submit the bank statements to underwriting unless you actually need them to close the deal however, as it can cause additional steps in the process for you and your client (if an underwriter sees money moving around, it can cause you to have to paper-trail the funds back to their source, which often isn't a lot of fun).If you haven't completed a loan application, start there.

It's completely reasonable to rent it for market rent, and it would be better to find other tenants if they cannot pay.

Once the borrower realized we were serious and the foreclosure date was set, the borrower reached out in September with a Financial Hardship Application.We analyzed the financials and offered a trial payment plan along with a loan modification upon completion of that payment plan.

Some seem to opt for Joint Ventures as opposed to syndication but I have not been able to find "the line" legally in a way that makes complete sense about when to go through SEC and when that is not necessary.
