If there is no financials that could mean your buying it from a owner that has no clue what he has or what its worth.

Any clue or hint will be greatly appreciated.

I've read a few books so obviously I do not have a clue what I'm doing.

Another has no clue what she is doing and very unreliable (has difficulties keeping appointments, very disorganized, and sent me a blurry/illegible document to sign).
