I have several buy and hold properties where it's clear as day that the in service date is the date the property is available for rent. 

I would tell them that you are happy to enter into a m2m lease with them if they are paid in full at a certain date.

(different story if due date is on the 1st and he pays the 15th, then that is an issue)4.) let him know I'm the owner or property manager?

But check what your current lease says about extensions: some leases automatically extend on their current terms unless termination notice is provided by s certain date.  

I realize this thread is a little dated, but I found it useful.

I sure will be staying up to date.

Pay very close attention to the dates so that he can still document 2 out of the previous 5.  

So inspection dates, passed/failed permits, names of inspectors, etc. etc. things don't get recorded on the phone even when the automated messages say they are.

i.e. one state allows you to file a 3 day notice while in MA, you can give it on the very next day when they miss the due date...but its a 14 day notice !

I tried explaining that the property would be a primary residence for me (despite collecting rent from the other units), but he said it's not.Is this info accurate and up-to-date for tri's / quad's?
