Up to you to determine.I chose to do all three and many other strategies -there are pro's and con's to each and the future is unwritten but it will effect each strategy differently.The one thing about a land contract or a lease option to remember is the vast majority of people never complete the cycle - so you will end up with this property again - the question is when do you want your tax events to happen - when do you want the write off's etc....stagger them by using different strategies might be another road to travel down.

If we travel that route I do believe that the time will come that we will see this just is not possible and some decisions will have to be made as to who qualifies best for the most governmental help as the economy just can not be sustained by the government alone.

I visit Orlando once or twice per year anyway, so it would be nice to be able to write off some of that travel and to combine business with pleasure.Changing investing areas will require a time huge commitment to do the due diligence, find a good agent, build a network, etc.

The dream of calling a realtor up across the country and asking them to get you an investment property and manage it all for you is rarely found.If you really want to buy and hold long +remotely I believe it can be done but I think it requires a building which cash flows enough for some accepted loss/ travel to the property several times a year.
