I just realized that our contractor didn’t put in a gfci outlet next to the sink in the bathroom he is renovating for us.

On a simple Fix & Flip this might look like:Draw 1 - 20% paid at Demo/Haul OffDraw 2 - 20% paid at Frame/Rough In (plumbing, electrical, mechanical)Draw 3 - 20% paid at Drywall - tape, texture, and paint (to include ceilings)Draw 4 - 20% paid at Cabinet/Countertop install, Fixture install (lights, sinks, faucets)Draw 5 - 20% paid at Flooring and Close Out/Punch acceptanceYou might only do (3) Draw’s to reduce the paperwork on a short timeline project. 

I agree that bad management can sink your property.

After my last tenant vacated, I've notified all tenants that as part of this quarterly check we are also going to look under all the sinks to check for any leaks.  

I am currently living in this house, but at the end of the day I want to maximize resale/renting value.The master looks like this except I ripped out the gross shower doors and put a curtain, also replaced the vanity/sink just so it was livable for me.I wanted to go more a more modern contemporary theme sort of like the picture below...

Not only was the oven covered in a thick layer of grease, the countertops were THICK with it, the window in the kitchen was covered, the microwave, refrigerator, sink, cabinets, floor, EVERYTHING!!

Funny thing too, some idiots want to sink the boat thinking they'll have a chance of getting in a bigger boat.
