Hi @Jayraj Jog,For your "case for self managing" question, I have a few anonymous-ized appraised Operating Income Statements that you can line up with Loan Estimates to play with if you want actual numbers from actual deals, so you can compare/contrast with what you're evaluating.

For properties we owned we always had the bill(s) sent directly to us.

If you hope to expand down the road you will likely want the cash flow properties because they are self-sustaining and do not damage your debt to income like the typical class A property.

I heard of stories where the buyer waits until the investor's contract is up and then they contact the seller directly to close the deal.Thanks,Kelvin
