It does seem there would be some kind of paper trail. 

Seems like they are just stalling for a better offer to me.Anyone have any techniques I could use to put the pressure on this seller and get them to respond?

It seems that not paying your rent can get things moving pretty quickly, but understand that there is also a robust defense system here in the county.  

They didn't seem to concerned.

Direct mail and social media seem to work well.

Milwaukee can certainly be great for cash flow, but it seems to me when people are talking about 2 1/2 or 3% rules they mean C areas.

Watched Marcus Lemonis on the profit and it seem you can invest in food trucks for  a cheap price and put the owner and some workers in there and take a cut of the profit as an investor.The traditional restaurants you have to drive very high sales per sq ft.

rentometer actually seems to be pretty accurate in my market.

To me this seems like a no brainier but my wife is a little more skeptical.
