Rebecca,My advise is always to seek out Multiple Independent Agents.  

I would probably pay her the $300, but also have her sign a document that says that this settles her claim against you in full and that she agrees not to seek any additional money from you.  

I would like to do a cash out refi in several years (there is a 3 year-prepayment penalty, so I would wait until after such period).
