If so, you would probably want to have those homes/lots designed for a future driveway to come off that street. 

The reasoning behind the 50/50 on expenses is that you each own one site, and the costs for entitlement design doesn't scale on unit count the same as physical construction does.

You should use the one already designed and used in Texas called TREC.

For this lot, we did all the environmental studies, grading plans, fire approvals, and landscaping plans, along with a preliminary architectural design since it helps with the sale if the buyer can "see" themselves living in the property.

I just previewed a house recently that definitely had signs of flood damage and I'm pretty sure it was not in a designated flood zone. 

I've designed by Invoices to the tenants to show the date they moved in, how much security deposit they paid me, and how much their rent is and when it's due and when their lease expires.   

My all-in budget after speaking to contractors and designers was as follows:4BR 3BA - 3,000SF - $250/SFRoughly categorizing as follows:$100k - soft costs (permits, designer, plans, etc.)$400k - contractor$200k - finishes$50k - landscape$750k TOTAL

The key is a good design and message, not the volume of wrap. 

I've never really dealt with them personally, but notice them being utilized on the design shows for small spaces.
