If they are similar (a condo, self-managed, factoring in HOA fees cashflows the same as a pro-managed SFR in your area, then I'd go with the one with the 1.highest ability to be "picky" with the tenant and 2.best appreciation.If a PM-managed SFR cash-flows better then I'd roll that route.

Up until June of this year I have been purchasing about 1 of these properties each year and I roll the income from each towards buying another property as soon as I can afford to do so while taking no disbursements as of yet.
