I think there are investments with better returns on/of both out there. 

If I change no other numbers in the expenses and income fields, I always seem to get a better return both Cash on Cash and Annualized Return percentages when I choose Cash instead of the mortgage numbers.

The rental price rate return in Las Vegas is still better than San Francisco. 

And if they want something then say you can help them in any way they'd like in return.

Maybe I am misunderstanding, but if my boss asked me to do that I would get it done and I am a product returns analyst not a property manager. 

I know you mentioned you don't itemize on your tax return. 

That said, even if not on your credit report, the payments would come up on your bank statements, tax returns, personal financial statement, etc.
