We are in agreement; I don't think you can count the Tenant Security Deposit of $8,450 towards Owners Equity.  

That should be your focus.Personally if you have one mortgage already that is negative cashflow I would be hesitant to buy rright now, especially in canada where from reports their housing situation for pricing is far worse than the US on affordability and just like US, people think prices can only go in one direction but reality is they are moving in the opposite direction.

I think most of them will be used as rental property. 

I personally think Columbus, OH, is the best market for $250k and under.

Given this limited position the utility bill is split evenly across the tenant as this is the only equitable solution I can think of at the time.

I think you are fine.Change the way you think and look at your assets and ask yourself, what isn't satisfying you about the assets you own.

I would think that in a seasonal area like Ocean City you could expect occupancy rates of 40-60% on an annual basis. 

I think it is just slow for a lot of people right now.I like the nighttime outdoor pictures, the outdoor spaces and games.I don't think I'd list an air matress as a primary sleeping place.
