Any advice on an attorney/organization to talk to in order to get a letter from an attorney to get the landlord being reasonable or similar instead of turning this into an expensive legal battle?

What cost-effective options are out there?

In the current high interest market, is home equity loan still reasonable?

The only reason I am struggling with this, and will consult an attorney (thanks for the advice Christian) is that I once I make a decision, it needs to be used consistently with everyone no matter how unimportant a specific piece of criteria might be.

I would add the outlet at my own cost.

So most of the time developers who pull this move, replace with a new unit NOT used.Utilities on bare dirt will cost more time/money than I think most realize.

The reason we keep that number is if we have a major repair we have the funds, or if we lose a tenant.
