There is plenty of opportunities here and they will be different than what opportunities you find in Midwest.

My criteria here in Socal are different than when I had rentals in FL, but the point is the same.

This is where you can go down the rabbit hole of where to find these deals…different philosophies and what is even realistic ect…this is super market specific and a whole conversation of itself….however still very possible as this is how I started out.

But they never inform us of the increased premiums, even when they already sent us the quotation for a different price.And when they do not give me the answer clearly, they mentioned that I can terminate the policies if I do not like.

Every market is different, and I won't speak to Cleveland specifically, but for my clients in Chicago, a house hacking strategy is often more about appreciation.

Reality is few markets have out performed San Diego in residential ROI and no one should be choosing a different market based on historical ROI.  

I had an Aquasona whole house filter and softener and it was awesome for about 6 months and then I had to rip it out and install something different.

The downside of midwest is the repair ; the cost differences are actually not much different when you fix/repair something large.

Your friend shows good sense and should maybe find a different advisor to help him find money.Knowledgeable private/hard money lenders understand that owner occupancy has virtually nothing to do with making a business-purpose loan.
