For the most part we did not have any issues unless they fell on hard times because we would ask them for the proper documentation upfront to make sure they made at least 3x the rent monthly.There were other application criteria that they did have to pass but I just focused on your main concerns.

As long as you don't do or say anything to upset the seller, you can at least leave on good terms.Case in point, one of the deals I just did fell through because the house didn't appraise for what my buyer thought it would.
