So I'm curious as to how folks are presenting option to sellers.   PDF? Simple Excel Breakout? Etc? Since a lot of this can be over the head of many sellers, I'd like to look into the best way to be able to email/mail...

Again, it's not updated with the last 3 or 4 weeks worth of expenses, which ended up being a lot; but I built in a contingency and that should cover a lot of what isn't included.The as built documents are below, followed by the proposed and completed changes.

@Thomas S. i know my state and county laws, they don't have any lease agreement hence i have the option of either proposing one or terminating the tenancy.
