Hey Kevin, the reason I ask is not to just plug your numbers in, but rather what I would pay would be based on what the cap rate is in your area.

Given the "range", perhaps make your decision based on the percentage increase in gettable rent vs the percentage extra it's costing ie.

So according to my calculations for my loans which are at 6.8% ($170k worth), I would roughly need a return on an investment of 9.44% to be equal to simply paying off my student loans, based on my tax bracket (if my investment was hit with income tax of 28%).

Prices have gone up due to overall Portland metro but the tenant base has really taken a downward spiral due to gentrification of close in neighborhoods (no offense to anyone that lives there).

I know the lender would be putting a lot on the line considering my credit Is not the best and they base just about everthing off of fico.

Pro rated rents have been returned but the questions to this would be the following:--My interpretation of the VA laws and based on the tenants consent to either sell/rent so long as it matures their lease means we should be lawfully entitled to all of their deposit as it was used to pay the marketing/upkeep and closing costs of the home.
