I personally wouldn’t give 50% upfront and I wouldn’t let a contractor make me feel pressured to make a decision like that.

IMHO recent times the hiring process is the worst it has ever been.That said putting financial pressure on people will up their efforts and accept borderline jobs for the short term bill paying.

One that was very puzzling to me was 18-gauge metal blocking in the walls at a large hospital wing I was building back in '09.

So all of a sudden the wholesaler wanting to make a big Wack cant the turn key company or rehab sell to investor company cant pay as much and the pressure goes back to what the assets will sell for given a certain cash flow for the minimum allowable down payment.. its simply work the numbers backwards.. 

Increasing rates will put pressure on investors in specific markets

They can be ignorant, they can be mean-spirited, they can be under all kinds of influences and pressure, they can simply be too tired this day or fresh out of a fight with their spouse.

Once we get to 4.5% or more it will put pressure on prices and probably slow appreciation down substantially.

This is hard to gauge from the street when you get your drive-by inspection reports .  

But once you flood on the outside it's over, 7 or 8 feet of hydrostatic pressure will find every hairline crack you have..I would think twice about finishing the basement.

So it's not urgent and pressured like the 1031.
