They're extremely sophisticated so the deal has to be presented in totality as a package, but if you're working with the right debt/equity broker they'll know how to guide your presentation of this project. 

I regularly tour BP folks past my buildings and in such instances the properties reflect ME so I want them basically presentable.

What bothers me with your contractor is demanding money before presenting his license and/or insurance information. 

Look at how those top ranked properties are presented and what amenities they have.- change the listing description and photos by season (rewrite it every season) to try to highlight off-season activities/attractions/etc and add amenities that cater to off-season guests (eg, add a fire pit for the fall and spring). - If in the off-season you get more couples/retirees, single travelers, etc.

I swear every tenant I have a problem with has something new to present for me to solve! 

The 2007 great recession had a lot of factors in it that are not present today.
