A lot of turn-key companies will make you pay a premium for them to do the rehab and lease out the property.  

Most investors know that they will have to sign a PG, and are willing to do so if the project pencils out a handsome profit, but investors will want a "risk premium" for signing a PG. 

The owners are collecting rent below market value because the units are outdated and out of place in that market, if upgraded we can move to column 3 which reflect the value of units if updated to (granite counters, prefabricated high-grade counters, stainless steel appliances, constituted wood flooring,  split ac units instead of window units, new windows (hurricane proof) and a driveway instead of dirt) which will match the neighborhood.

What made you interested in investing in this typ...

Only making roof repairs as needed ($6,000 thus far, not much needed beyond the initial wood replacement), doing all the abatement demo and hauling ourselves (my partner and I), cleaned out one area that can be zoned separately for heat. 

Also it is fully wooded with a grassy meadow in the center of it. 

It is a four panel wood door and two of the panels have splits in the wood.

I am doing LVP in the kitchens and hallways (natural wood look in darker tone), white kitchen cabinets with stainless appliances, and have painted Agreeable Gray SW throughout.

Puts me in your neck of the woods- NV, AZ, NM, etc so far.
