#1 - This is NOT in California.I have yet to find positive cash flow properties here, and that's with 0% expenses :), let alone 50% expenses.I like what I'm seeing... time to see what I can line up on financing.

Rental property usually what you are looking for is positive cashflow, of higher than X (personally, I'd rather include x in an early calculation and see if I got a positive value.

For example, Portland gets rated as being one of the only states with rising numbers in sold prices among other positive things...I get a call from my buddy in Arizona asking me why Portland is the 4th worst in the nation for the same stuff...Propaganda my friend.
