You need to find ways to build more income in your jobs first or you will end up with a 9-5 and a side 9-5 that you can't manage with costs that will go 3x what you think.When you are new, talking about building teams in other areas is like 1-2 years away.

My advice would be to take a small portion of that $250K and use it as a down payment.

I'm curious with already-in-place commercial tenants, besides checking that they are paying on time, is there any other due diligence you do on the tenants before purchase?

Being a first-time investor, you'll likely be closer to 75% or 80% of the purchase price on your first one.

My plan A for my folks will always be to hire a 3rd party, but having done this for a very long time, I know I will come across those that want to be at least a little more hands on and I want them to have an option.Thanks in advance for any suggestions.Cheers,Robert
