Traveling nurses seem to be a very popular thing ever since the pandemic and many friends and colleagues have bought a short term rental (AirBnB) and signed multiple month agreements with the tenants.

Also loop in investor focused agents and property managers who should have knowledge and experience and can speak to the area and it's popularity, historical data, etc. 

It looks like sheriff sales are few, and very popular so I don't expect a great deal there either.On the other hand, this area doesn't have a lot of "investor" types, so my competition is people who want houses not people who know anything about real estate.
