Lots of grift in that world (not saying those specific groups are grifts).

After forwarding MartelTurnkey the report, they addressed the issues right away within a ~2 week period.

Key determinants include the percentage of owner-occupied units, contribution percentage for the HOA budget towards reserves, and a clean record without litigation, delinquencies, or major issues.

Based on my experience, the better I plan it out, the less issues I faced in the field.

Issue is that if I refi at 175k value I will be way into the negative cashflow, like a couple hundred dollars per month negative.

I can't speak for any other Lenders, but my outfit would not have any issues with this. 

Can't find you specifically in our database though, do you have a partner that this property would be under?
