Hi, I got in contact with a mortgage agent from Royal Credit Union, they helped me run some numbers and gave me this as an estimate.Is this a good rate?

Unfortunately, in doing some due diligence, I uncovered some unsavory reviews (see below) that scared me away.  

If you see yourself being in the area for a long time, the main thing to look at is the building quality over the COC returns in a spreadsheet.

Because that is your main focus that will be important to get right.
