Office space itself may not be a very hot commodity for the foreseeable future, but if you can find tenants that have to have a physical presence then you should be fine.I also disagree with what some one said about mom and pops being hard to deal with.

My focus towns and the locations within those towns that are evaluated all have a proximity to natural resources  that can be advertised, such as beach, bike path, hiking trail, etc as well as nearby coffee shops or pubs.

I'm not going to be physically there for large chunks of time, but I wouldn't be living anywhere else either. 

If you don't have an easy way to look up the parcel number, research can be a bear.  3rd party list provider might give you physical address, name and address of the owner, tax appraisal value, link to a map, minimum bid and maybe even more info.On the list of delinquent taxes, chances are you might have to pay for this.   

They both have US presenses (RBC virtually and TD physical locations) and both should be able to help and base it on your Canadian credit.  

I have sent my info seeking hard money for the buildout or a bridge loan but haven’t been able to physically talk to a person yet.

I suspect most agents in those areas never get a physical copy of the title commitment I find i have to ask for it in those venues. 

I'm never happy to go to work and all shift I am constantly stacking boxes and moving heavy stuff; it is very physically demanding.

@Seth Baumgartner Whilst I am extremely comfortable with buying an investment property I haven’t physically been to, I have not (and probably will not ever) bought in a city or town that I haven’t personally been to and visited.

Also, you should definitely join a real estate mastermind group so you can surround yourself (physically and virtually) with other people who have done what you're trying to do.
