If the tenant has fur bearing pets, monthly.

More help from BP posts -- I used to ask a $150 deposit for pets, but now I ask only a $75 deposit and $25 more a month, meaning if I've screened the pet owners well, I get to keep the $300/year extra instead of eventually giving it back.I bought the house at the end of February (thanks @Rick Baggenstoss), negotiated the price down after HVAC, electrical and plumbing inspections. 

We do charge an additional $500 refundable pet deposit on top of the regular deposit just in case...)  

Combine that with Craigslist, rentometer and local property manager sites that advertise rentals in your market.In my market most owners don't allow pets. 

This house looks like a $500 house unless you allow pets which would get you to $550 - $600.Here is the link to the craigslist posting.

I have actually had a ton of responses using this recently, and it has the added bonus of being able to determine things about the potential tenants by viewing their profiles (are they pet owners, do they post about being jobless/evicted/going to jail, etc.).

A residential lease that has an increased rent for pets, for example.

Usually you must get the tenant evicted to get their pets out.
