I feel that the 2BR/2BA covers the most bases from a booking perspective and I would echo @Mitch Davidson with making sure you are standing out from the crowd with your location, view, design, furnishing and amenities. 

My personal advice is cut your losses and move on. 

Some of the instructors are very knowledgeable and there seems to be genuine interest in the student success but there's an intuitive feeling that something's off.

I feel like my tendency to look at properties include the sun belt states (Tennessee, North Carolina, etc.)

We use OwnerRez.You can also go with a fully custom provider like Boostly but I'd recommend piggy backing on your PMS to get a "free" website so you can get a feel for it first.
