My lease states that any "guests" that stay for more than 7 days per 30 day period would need to be added to the lease (and obviously no smoking indoors).

We've come up with some alternative solutions like they clean out all their personal items from the basement and garage in a short time period as well as stop smoking inside (heavy heavy smokers).

I would think that if you get some good pictures and price it correctly, you should have no trouble getting tenants in a very short period of time.This is my first time renting to someone, so I am by no means an expert, but the tenants that I picked were ones that had good references, good credit scores, and I was able to talk to their previous landlord who gave them a good recommendation.

Call around to banks and credit unions and ask them what the minimum property value they will lend on and whether they do blanket loans, and what their seasoning period is--and anything else you may need to ask regarding your own qualifications.
